Keep plot area, built-up area and any terrace or garden area in separate fields. Ask how the source defines each measurement. Do not add them together without confirming whether they overlap.

Check the drawing

Request a labelled floor plan and plot plan. Match the boundaries and dimensions with the advertised figures before comparing two townhouse records.

Test the layout against your routine

Sketch where you would place everyday furniture, where circulation is needed and which outdoor space you would actually use. A larger headline number alone does not answer those questions.
